A long-vacant plumbing supply warehouse is the unexpected new home for San Antonio architecture practice Overland Partners. Located in the city’s Arts District, the 1918 Hughes Plumbing Warehouse was a diamond in the rough. While the brick-clad building offered a large open floor plan, the windows were broken and the roof had flooded. Beck’s construction team worked with Overland to cut a courtyard into the building and install a custom glass and steel curtain wall. The transparent opening floods the office interior with light and serves as a community space. The courtyard is secured after hours with custom steel gates. Beck’s team also punched additional windows into the brick facade and are designed to mitigate solar gain. Additional sustainability measures include a complete board insulation system over the roof while its rooftop solar setup offsets about 60 percent of the office’s energy consumption.
